Pre-Listing 
Home Inspections

When selling your home many issues can arise. It is important to be prepared. A      Pre-Listing Home Inspection will identify and help you prioritize deficiencies, safety issues and maintenance items with your home. This allows you to decide what needs to be corrected well before any potential buyers look at your property. This can decrease the need for costly re-negotiations and time on the market which helps maintain the value of your property. A typical home inspection takes between 3-4 hours depending on the size, age, and condition of the home. The report is easy to navigate and will contain clear digital images, illustrations, recommendations and timelines. All clients are welcome to be present and follow the inspector for the duration of the inspection or to meet up near the end of the inspection for a summary and walk through.

What is included in a home inspection

As a member of the Home Inspectors Association Of B.C. We follow the

HIABC Scope of Inspection. 

Roof

Roof coverings, drainage systems, flashings, skylights, chimneys and other roof penetrations.

Roof Shingles

Exterior

Wall coverings, flashing, trim, decks, porches, balconies, railings, soffit, facia, grading, surface drainage, walkways, patios, driveways, garages and associated systems.

Wood Frame of House

Structural 

Visible foundations and framing. Floor, wall, ceiling and roof structures

Leaky Sink Drain Pipe

Plumbing 

Water supply and distribution systems, fixtures and faucets, drain, waste and vent systems, water heating equipment, sump pumps, fuel storage and distribution.

Electrical

Service entrance and panels, main disconnects, branch circuits and wires, smoke and carbon monoxide detectors, overcurrent and appropriate GFCI, AFCI protection
